To date foreigners may
- a unit in a registered Condominium
building (as distinct from its land)
registered leasehold of up to 30 years for all types of titled land
- a company can purchase land and buildings 49% foreign shareholding but
must carry out business as well.
- more than 40% of a condominium unless done in Company form.
- 49% max of land/ buildings in a company
- 1 Rai of land if they invest 40m baht in Thailand.
- Usufract Interest or (sidhikepkin) allows a foreigner to have
temporary ownership to certain things in Thailand. Its really limited to
30 years but can be renewed just like a lease.
However, a 30-year lease can be a good idea
with right to renewal to a freehold purchase, or a Thai company (7
PARTNERS) can be established with Thai majority shareholders. Foreigners
own 49% shares in the company buying land but we can assist you to make sure your
company is safeguarded. Remember if you need advice check first before
you commit yourself.

We have x2 wheekchair bound owners from USA staying here. We have renters retirees and teachers from the UK and USA women staying plus now some Chinese. All the parking spaces will have card locks --- top security with 2x ground level entrances that are locked at night from outsiders who were using the condo entrance as a short cut. In 2018 this has now stopped and security on both entrances at night. There is outside tables and well as tables on the ground floor area where you enter the parking building. Fire exits on open outside stairwell and internal by lifts. DRY riser for fire on each floor but these are mains operated by Chiangmai Municipal???
Sritana2 Condo has the best parking area of any condo complex in Chiangmai. For those living on floors 2-8 there is a car park on the floor so no need to take the stairs or lift. You park on your floor with many parking spaces
There are 6 floors of car parking and safe to keep your car with zero flooding and the staff will make sure your vehicle is safe while you are away. This includes motocycles and you can buy covers at Tesco and BigC for your vehicles . Security is 24/7 and there is CCTV..
MOTORCYCLE RENTING: on the ground floor foreigners can use the renting service here. Khun Lek whose office is here also has a bike pump and tools for those who may have problems free of charge for foreigners.
For Car renting use Crown Rental Service:
Crown car rental will deliver to Sritana2 condo. Honda Jazz 800 baht a day or as Vios, Civic etc. 1000baht deposit. Full contract and insurance cover.
Who can buy & own a condominium in Thailand: any foreigner up to a max of 49% ownership. If Thai own 51% or over then the max condos available drops accordingly.
OTHER IMPORTANT ASPECTS: Check security, how often changed; Sinking fund; Condo Management committee if any & be careful buying unfinished condos & never buy condos NOT built
