must carry out business as well.
- more than 40% of a condominium unless done in Company form.
- 49% max of land/ buildings in a company
- 1 Rai of land if they invest 40m baht in Thailand.
- Usufract Interest or (sidhikepkin) allows a foreigner to have
temporary ownership to certain things in Thailand. Its really limited to
30 years but can be renewed just like a lease.
However, a 30-year lease can be a good idea
with right to renewal to a freehold purchase, or a Thai company (7
PARTNERS) can be established with Thai majority shareholders. Foreigners
own 49% shares in the company buying land but we can assist you to make sure your
company is safeguarded. Remember if you need advice check first before

WHO STAYS AT SRITHANA 2 CONDO: We have an assortment of foreigners and retirees from Japan; USA, UK, Norway; Australia and NZ to Thais and it is well run with an entry card system. There are x2 wheekchair bound owners from USA staying here one with CM Ram hospital care which any foreigner can obtain.so you can have a nurse look after you.
All the parking spaces have top security with 2 entrances that are locked at night from outsiders who were using the condo entrance as a short cut. In 2019 this has now stopped and security on both entrances at night. There is outside tables and well as tables on the ground floor area where you enter the parking building
COST TO BUY: The cost to buy a studio condo is approx 800,000baht to a refurnished unit around 1.5m baht. There are corner units that have large windows overlooking Doi Suthep for 2m baht to 2.5m baht. Some owners buy 2 units then arrange to have them connected and we have a qualified team that can add air conditioners; and refurbish your condo to any standard you require. There is also a full time handy man Khun Lek and the cleaners work and on station 7 days lead by Khun Nuan.
The staff are all excellent. The floors are all keep in nice order and there are 2 lifts in excellent working order for owners use plus fire equipment ans stairwells. Security is 24/7.

COST TO RENT A CONDO:Depending on the length of time most studio condos furnished with bed, furniture and TV cost around 7000baht to 8500baht a month with double bedroom running around 14,000 baht a month with normally living room.
They become dearer depending on your length of stay so for one month the price may be 10-12000baht. Some owners eg. Japanese/USA have multiple condos for rent by as at June 2018 we have approx 8 condos for rent and 2 for sale. However ask the Management office staff as they have all the listings and keys to show you.
Security gates closed at night with security on watch
Office space available at good rates and zero key money. Thats a bonus as many shop owners will levy a yearly charge on top of your rent/lease which after a few years keeps rising. This is the sad part of leasing shops in Chiangmai and elsewhere as leases change habds as renters cannot pay this key money.
Who can buy & own a condominium in Thailand: any foreigner up to a max of 49% ownership. If Thai own 51% or over then the max condos available drops accordingly.
OTHER IMPORTANT ASPECTS: Check security, how often changed; Sinking fund; Condo Management committee if any & be careful buying unfinished condos & never buy condos NOT built
